Yes! The Amelia warmly welcomes your four-legged family members. We are a pet-friendly community that accepts both dogs and cats with no size or weight limit. Pet fees include a refundable pet deposit, a one-time pet fee, and a monthly pet rent - all charged per pet. Please contact the leasing office for the most current pet fee schedule, as exact amounts are subject to change.
The Amelia has no size or weight limits for pets. Breed restrictions do apply. Restricted breeds include Pit Bulls, Bull Terriers, American Staffordshire Terriers, Rottweilers, Chow Chows, Doberman Pinschers, Wolf Hybrids, and any mixes of these breeds. Maintenance
Our maintenance team will conduct a thorough inspection to ensure your new home is move-in ready. They follow a detailed “make-ready” checklist to ensure nothing is overlooked. Prior to your move-in, the home will also receive a professional cleaning and sanitization.
Approximately 48 hours before your move-in date, our leasing team will walk through your home to ensure nothing was missed by our maintenance team. Additionally, we will provide a welcome kit containing essential items and helpful neighborhood information to make your transition as smooth as possible.
On your move-in day, our leasing team will complete a walk-through inspection with you to ensure everything meets your expectations.
Our community provides on-site maintenance as well as 24/7 emergency maintenance services for your peace of mind.
We’re here to help with any maintenance needs you may have. If you experience an issue in your apartment, please submit a maintenance request through the resident portal or contact our office for assistance. Please make sure to select that our maintenance team has permission to enter or set up an appointment.
Once we receive your service request, our maintenance team will contact you to assess the repair. Typically, service requests are completed within 48 hours, unless special parts are required. In those cases, our maintenance team will keep you informed every step of the way.
No, your presence is not required. When submitting a service request, you have the option to grant the maintenance team "permission to enter" if you are not home.
If you find yourself locked out, please contact the office during business hours or our emergency maintenance team after hours for assistance.
We encourage you to make your new space feel like home. You are welcome to engage in basic decorating, such as hanging artwork and putting up curtains. If you decide to make any changes that may modify the original specifications of the home, we encourage you to contact the office to discuss the details so we can provide the best guidance possible.

You do not need to be present for routine maintenance. When submitting your service request, you can grant permission for our maintenance team to enter your apartment in your absence. If you prefer to be home during the service, simply note that preference and we will coordinate a time that works with your schedule.
In the case of urgent or emergency situations, our team may need to enter your apartment to address the issue promptly. We will always make every effort to notify you in advance.
All apartment homes at The Amelia are equipped with smart locks and a personalized access code. Residents can unlock their door and manage or reset their code at any time through the smart home app.
Because access is controlled directly by the resident, it’s important to keep your app active and your code up to date. If you experience trouble accessing your home, the leasing office can provide general guidance during business hours.
Absolutely - we encourage you to make your apartment feel like home! Residents are welcome to hang pictures, shelving, and décor using standard methods such as nails and adhesive strips. Please avoid making structural alterations or permanent modifications without prior written approval from management. Minor cosmetic wear that is repaired upon move-out is generally not subject to charges. If you have questions about a specific project, our leasing team is happy to clarify what is permitted under your lease.

Up-front costs typically include a security deposit, an administrative fee, and your first month's rent. If you have a pet, a pet deposit and one-time pet fee will also be due at move-in. Please contact the leasing office for a detailed and current breakdown of all applicable upfront charges.
The Amelia offers convenient rent payment options including online payment through the secure resident portal and electronic bank transfer (ACH). We encourage residents to use the online portal for the fastest and most convenient payment processing.
In addition to base rent, additional monthly charges may apply for pet rent and any optional services. Please contact the leasing office for a complete and current breakdown of all applicable monthly charges for your specific apartment.
The community provides personal liability coverage on your behalf as part of your residency. This coverage does not include protection for personal belongings.
Residents are strongly encouraged to obtain additional renter’s insurance to cover personal property if desired.
Utilities are not included in the base rent at The Amelia. Residents are responsible for setting up electricity in their name prior to move-in.
Water, sewer, and trash services are billed monthly based on usage and added to your account, with payment due alongside rent on the 1st of each month.

Guests are welcome at The Amelia. Residents are responsible for the conduct of their guests while on the property and within the community, and guests must be accompanied by the resident at all times.

Subletting is not permitted at The Amelia. However, we do offer lease takeover options, allowing a new resident to apply and assume your lease through our standard qualification process.

Early lease termination fees apply if you need to vacate before the end of your lease term. Specific fees and conditions are outlined in your lease agreement.
